Our initial consultation and market assessment is free and you are under no obligation. We will explain the services we offer and which would best suit your individual needs. We will include a full rental potential assessment which will give you a complete and clear understanding of the local market rents, demand levels, and the relevant costs which you are likely to incur. You will then be able to make an informed judgement based not on a sales brochure, but from a face to face meeting with a representative of ABC Estates and the straightforward advice we offer.

Our Property management services include:

Advice on rentals and legislation, both initially and ongoing during period of management

Photographs / To Let board, as required
Regular general advertising to attract prospective tenant enquiries
Accompanied viewing of property with prospective tenants
Tenant referencing
Preparing and signing appropriate tenancy agreement
Preparation and checking of inventories on commencement of tenancy
Changing over of services on commencement of tenancy i.e. gas, electric, water and council tax
Collection of deposit and monthly rents
Monthly payment into your nominated bank or building society account
Forwarding of monthly rent statements
Arrangement of mortgage / insurance payments as required
24 hour emergency call out service
Arrangement of repairs/maintenance as required. An administration charge is applicable for all maintenance over £200.00
Inspections of the property
Dilapidation report at the end of the Tenancy
Changing over of services at the end of tenancy i.e. gas, electric, water and council tax

You may find other agents offering services at slightly lower cost, but the cheapest option is to do it yourself. We may be expert but we are small enough to know that for many landlords, the property they place in our care is their biggest asset. Our charges are based on the cost of doing it right.
