  • Residential properties are usually let for a minimum period of 6 or 12 months.
  • Prospective tenants unable to provide a months rent as deposit and a months rent in advance are declined for the protection of existing tenants.


What you can expect


Prior to moving into your flat/property

  • An appointment for signing the rental agreement, providing references, payment of rent and deposit and collection of your welcome pack, including sight of the applicable gas safety certificates for your property.
  • The flat will be thoroughly cleaned.
  • Appliances and fixtures are checked.
  • Inventory to be prepared.


Once let we will

  • Collect rent on the terms agreed.
  • Conduct maintenance repair work, as necessary.
  • Conduct annual gas and electric safety check.
  • Clean all communal areas on a minimum of once weekly basis.
  • Clean windows and maintain gardens, if applicable

Once vacant we will

  • Inspect the property for damage caused or missing inventory items.
  • Make deductions for damage and outstanding service charges, prior to release of deposit.


Repairs and Emergencies


In an emergency that, if left unattended, is likely to cause serious damage to the property, an emergency repair is carried out immediately.


Minor repairs are frequently carried out in one visit. More significant repairs may take longer if parts or special materials are required, but you will be informed.


ABC has a long standing relationship with many of the contractors who are invited to tender for work. Contractors who are found to be unreliable or untrustworthy are not invited to tender, regardless of how competitive their prices may be.


Any repairs are at the landlord's expense unless they are caused by the tenant or tenant's friends, in which case the cost will be charged to the tenant.

ABC is knowledgeable and keeps abreast of applicable legislation so that you can have peace of mind.


ABC advises all landlords of the annual inspection requirements for gas and electrical items and the application of the Furniture and Furnishings (Fire and Safety Amendment) to furnished lettings.
