How do I arrange a Viewings
When booking appointments it should be noted that all viewings are accompanied by a member of ABC Estates and in the interests of staff security we ask for proof of identity in the form of a Passport, Driving Licence, ID card or Bank card.

Due to some cancellations in the past, the company operates a viewing system where all viewers are asked to attend the office at the time of the appointment. Our staff will then accompany you to the property.


If I am interested in taking a property, what is the procedure?
All our tenancies are subject to completion of an individual tenant referencing assessment. This is carried out by LettingRef.com, a Referencing Agency, who complete a full check on employment status, current and previous address and a credit check. All tenants must complete the referencing form in full and pay the referencing fee of £28.00 including vat.


How long does the process take?
The referencing form is normally processed within 72 hours and this must be completed on all tenants prior to taking occupation of a property.


How much do I need to pay before I can move in?
In addition to the referencing process a number of formalities must also be completed prior to taking occupation of the property as follows:-

  • Payment of the: Deposit equivalent to one months rent
    ........................First months rent
    ........................Administration fee equivalent to one weeks rent + VAT
  • Signing of the tenancy agreement
  • Completion of a standing order or direct debit for rental payments

Residential properties are usually let on a minimum period of 6 or 12 months and we request that rents are paid by Direct Debit or Standing order.


What happens after I have moved in?
We carry out a comprehensive inventory check on the property prior to occupation and also take meter readings and advise the relevant utility companies.
Once you have taken occupation, you are safe in the knowledge that our friendly service does not stop there. All our managed properties comply with current fire safety regulations, and where applicable have been checked by a Corgi registered plumber to ensure all gas appliances are safe and well maintained. We also operate a 24 hour emergency service which is available should your property require an urgent repair outside normal office hours.
